Duluth is close enough to our dock that we don’t always bother with the interstate. One way down is McEver Road and Peachtree Industrial Boulevard. The other is I-985 to I-85, off at Exit 107 onto Duluth Highway. Either way it’s about 25 minutes from Buford when the roads are clear, which makes Duluth one of our shorter runs.
It’s a headquarters town. AGCO runs its global headquarters from River Green Parkway, inside the city, and Primerica’s headquarters has a Duluth address too. Fox Factory and Nanolumens have their headquarters just outside the city limits with Duluth addresses, and in June 2026 Nanolumens celebrated a new 45,000-square-foot global headquarters on Northmont Parkway with more room for warehouse work. Not everyone stayed. Asbury Automotive gave Duluth as its headquarters in its annual report as recently as February 2025. Its latest report gives a headquarters on Peachtree Dunwoody Road, in Sandy Springs.
The bigger change coming is housing. In May 2026 the Gwinnett Daily Post reported plans from Portman Holdings for 1,400 apartments, townhomes and single-family homes on about 111 acres off Peachtree Industrial and Pleasant Hill Road, with medical offices and shops alongside. It still needed regional review before the city could consider it, and it isn’t expected to be finished until 2031. Also on Pleasant Hill Road, the county’s plan for the old Gwinnett Place Mall calls for 2,600 to 3,700 homes, built out over about 20 years.
Builds like those mean years of job-site stops, with cabinets, fixtures and appliances going to buildings that have no dock and a crew with no forklift.
