Two buildings on Highway 42 South tell most of McDonough’s 2026 story. The first, at 830, was Zinus’s mattress plant. Zinus shut it down over rising costs and dampened demand, and about 800 jobs went with it. In May 2026 Highline Warren, which distributes automotive aftermarket and cleaning products such as Rain-X wiper fluid, bought the 1.1-million-square-foot building for about $94 million. The governor’s office announced its $170 million, multi-year plan for the site in July, with 160 new jobs and operations expected to start in late 2026.

The second, at 1305, is a new building PNK Group USA finished in March 2026, and Amazon leased 1,219,826 square feet there in summer 2026. NewCold is in town too: its McDonough warehouse started up in 2024, fully automated, 139 feet tall and built to hold 85,000 pallets. Purple went the opposite way from Zinus. In August 2024 it announced it was closing its two Utah factories and consolidating manufacturing in McDonough.
