Fieldale Farms, headquartered in Baldwin, calls itself one of the largest independent poultry producers in the world, and the county development authority’s list of existing industries runs from Fieldale to TenCate, Scoville and Magnolia Windows.

The city is spending to keep up. It planned about $51 million in capital projects for 2026, covering a wastewater plant expansion, water and sewer upgrades, road improvements and reservoir work. A February 2026 report tied part of that to regional logistics demand from the Gainesville Inland Port, which has since opened in Hall County. Housing is the harder problem. The Georgia Conservancy found Cornelia’s housing costs doubled between 2019 and 2024, from $167,558 to $333,046. Mayor John Borrow put it simply: “We hear from teachers and nurses who say they’d like to live in Cornelia but can’t afford to.”
